 "I’m happy to write of my experience working with Sam and his team.   This has been my first foray into house renovations and it’s been a happy experience, giving me confidence to continue with more reno work.  I found Sam wonderful to deal with; his advice kept me on track but he was flexible enough to take on board my ideas & purchases, giving me the en suite and back loo I’d hoped to achieve.  I’ve had so many comments from friends admiring the quality of the tiling in particular and overall workmanship.  The finished rooms are of the highest standards, functional, practical & easy to clean.

My updated “outdated” ensuite is now the new focus of my home thanks to the expert ministrations of Sam and his highly efficient team.
From my first meeting with Sam, I had no doubt that I had found the right company to carry out my renovations. His level of professionalism, enthusiasm and expert advice were contagious!
Sam and his team tackled the demolition and removal work with an unbelievable lack of disruption and mess; it was a delight to return home after work each day and observe the transformation.

We used Sam’s services to renovate our bathroom, ensuite and WC.  We initially started our research by calling all the bigger companies and soon realised they were not only all outside our budget, but outside our time frame too.  We were 4 months pregnant and just relocated back from Melbourne, time was of the essence for me.  Not only did Sam and his team complete the job in a timely manner, but we now have beautiful new bathrooms which look like something from a magazine.

We first made contact with Sam at Effective Property Maintenance in July and by mid-August I was soaking in my new bathtub, lovingly gazing at my stylish and functional bathroom renovation.
At 7 months pregnant I was really concerned about the inconveniences of having no bathroom, laundry and wc during the renovations, however, Sam and his team made it easy and stress free, with very little disruptions.
The final results and speed at which the project was completed exceeded our expectations. Our friends and family were also amazed with the transformations. We will definitely be contacting Sam for future projects.

We started full renovations on our property over a year ago and was left with a big mess from a bad building experience. "When my long-term tenants moved out unexpectedly, Sam at Effective Property Maintenance was recommended to me to take on a long overdue major internal refurbishment including a new kitchen, bathroom, laundry, toilet, new wardrobes and a lot of other general finishing work. The house also had outdated electrical components and an old asbestos roof that needed to be replaced. A lot of work needed to be done quickly to get new tenants in as soon as possible but as I live overseas, it was difficult to manage myself. I needed someone to give me a comprehensive quotation for all the improvements, with details of the materials, brands and specifications for tiles and components, roofing, etc.
 
While I could have shopped around for specialists for each part of the work, Sam was able to give me a competitive quote for taking on the complete scope, managing all the relevant contractors including licensed asbestos-removal for the roof, plumbing, wiring, cabinets, windows and the full work scope.
 
All work was completed quickly and Sam kept me well informed of progress by e-mail, with progress photos and plenty of opportunity to make final selections for colours, finishes, etc. All the work was first class and the end result is a fantastic improvement to the house, tenants were quickly found, translating immediately into a significant improvement in rental yield.
 
I would not hesitate to recommend Sam for any refurbishment work (and he can definitely do a lot more than just bathrooms!)

Thankyou Sam and your great team for a fabulous new bathroom. We love our twin showers and they are amongst the best we have used anywhere in the world and that is saying something!!!
 
The high standard of the finished renovation completed in the severe time constraints (5-6 days) was remarkable considering the old bathroom had to be totally demolished before the main job could begin.
 
The final price was very fair considering the problems along the way (the old bathroom was nearly 40 years old) and Sam being a good communicator kept us well informed along the way.
 
We shall definitely throw any work your way if the opportunity arises and we are happy for others to view your work here.
 
We had procrastinated for so long over this renovation and we were dreading the experience but those fears proved to be very much unfounded as the worksite was always left in a clean and tidy state as far as was absolutely possible under the circumstances.

 Sam Karkar has completely transformed our bathroom from an old, disgusting, poorly-designed facility to a modern, functional ensuite which is a pleasure to use. The pipes were rusting and corroded, the toilet leaking and the badly-stained tiles and bath added to the shabby appearance.
 
Due to the age of the apartment, the work involved removing plaster to access the pipes, re-aligning walls and avoiding damage to adjoining apartments. The tiny space has been utilised to its maximum and we now have a modern full-length shower, sink and toilet.
 
The whole room appears light and airy and the mirrored wall cupboards and vanity provide adequate storage space and spaciousness. The work was completed within the estimated time period and budget and to a high standard. We are really pleased with Sam’s work and warmly recommend him for renovations.
